KGAL buys the Kontor II property in Leipzig

Graphisches Viertel offers potential for value enhancement – KGAL, a leading independent investment and asset manager, has acquired its third office complex in Leipzig. Kontor II is situated in the Graphisches Viertel. KGAL has purchased the complex for a special AIF for real estate, which is engaged Europe-wide.

“Leipzig is growing and rejuvenating, meaning it offers very attractive prospects for commercial real estate,” explains André Zücker, Managing Director for Real Estate at KGAL Investment Management GmbH & Co. KG.  For Kontor II, we have been able to win highly renowned tenants, who have signed long-term contracts. Zücker: “Leipzig is an important location for KGAL, which we are looking to expand.”

Kontor II is an eight-storey office building covering an area of around 16,800 m². Built in 1996 and modernised in 2007, it consists of an older part and a new section, the structure of which is a steel frame with glass elements as well as brick. The tenants include insurance companies as well as financial service providers, who have entered into long-term contracts. Kontor II is part of a highly attractive and diverse quarter of the city. The neighbourhood is home to scientific institutions and University Hospital Leipzig, as well as museums, restaurants and retail outlets. The office building has excellent public transport connections, as well as being located on a central transport axis.

Leipzig is considered to be the fastest-growing major German city, demonstrated by its rising population and employment figures. The city has also become established as a metropolis for trade fairs, shopping, and commerce. In addition, many public authorities and renowned commercial groups are situated there. In the past year, KGAL purchased Stadtfenster, its first office property in Leipzig, located directly opposite St Thomas Church. The building offers 22,300 m² of rental area.
